HOLIDAY RENTAL TERMS AND CONDITIONS

1. The premises are let for holiday accommodation purposes only. All bookings are made for the dates shown on the response email/receipt. A booking is taken in good faith by Leanne Powers of Gary Powers Real Estate Pty Ltd, however it may be subject to change or cancellation by the owner of the property prior to the commencement of the booking. We cannot accept responsibility for actions taken b the owner of the property outside of our control. Every reasonable endeavor will be made to offer alternative accommodation should this situation arise. A full refund will be offered should you not wish to proceed with alternative accommodation.

2. Check in time is from 2.00 pm onwards on the day of your arrival and to vacate by 10.00 am on the day of your departure, unless prior arrangements have been made. Keys are to be returned to Leanne at Gary Powers Real Estate Pty. Ltd office at 56 Lake Street, Loch Sport. 3851, immediately after vacating the premises. The property must be vacated on time and secured with windows and doors locked. The guest acknowledges and agrees that GPRE is not required to undertake an inspection of the property in the presence of the guest on vacation of the property.

3. No pets are to be brought to the property unless you have rented one of our pet friendly premises. Failure to abide by this condition will result in your tenancy being refused/evicted and no refund will be offered.

4. All premises are fully equipped with the exception of linen, which is not provided unless specified. You will be required to bring pillowcases, sheets, tea towels, personal towels and beach towels.

5. The maximum number of persons (including children) permitted to occupy the premises shall not exceed the number of beds at the property. Overcrowding and extra guests are not allowed. No caravans or tents are permitted to house additional guests. Some properties cannot handle additional guests and in turn may impact on your stay.

6. Parties and Functions are strictly prohibited. (no schoolies, bucks or hens’ parties etc). The price charged is for domestic use only not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payment. If the property is not left in a reasonable clean standard an additional charge for cleaning will be deducted from your bond.

7. The guest is responsible for any damage, breakages or loss incurred during the terms of the tenancy. The occupant will take full responsibility for any damage, breakages or loss that occurs during the term of the tenancy and will guarantee full restoration at their own expense. This includes any spillages onto the carpets in the premises, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and the guest will pay to the Agent Leanne of GPRE, the full cost of replacement or repair of any such items damaged or lost (a claim will be made from your bond). All damage, breakages and losses are to be reported to Leanne of GPRE immediately. All furniture and equipment must be left in the premises as originally found ie: furniture should not be moved. Umbrellas should not be left up, when int in use during occupancy please lower them as strong winds can cause damage. You will be responsible for any such damage.

8. Excess garbage must be taken by the tenant to the Loch Sport Tip in the Industrial Estate or a tip fee will be deducted from your bond.

9. The garbage and recycle bins will be collected on Monday morning. Occupying guests must put the bins on the curbside with the handle facing the property. Excess garbage, bottles or incorrectly filled bins will not be collected by Council and must be removed and disposed of by guests, or arrangements made with Leanne of GPRE and a minimum fee of $60.00 paid.

10. If guests do not leave the premised neat and tidy Leanne of GPRE will charge the guest an additional cleaning fee from their bond. All food and beverage items must be wiped, dishes washed, dried and put away clean, BBQ cleaned. Lights, fans and air conditioning must be turned off and all garbage place in the appropriate garbage bin. All items including furniture, outdoor furniture, umbrellas, cutlery, crockery, kitchen utensils must be returned to their original positions.

11. All our holiday homes in Loch Sport are supplied by tank water the Landlord may not provide hoses for the washing of watercraft or motor vehicles. Access to garages will not be permitted unless specifically specified.

12. No person on the property shall be guilty of conduct that is a nuisance to or interrupts the quiet enjoyment of adjoining or neighboring occupiers. Excess noise is not permitted after 10.00 pm. All noise is to cease by 12.00 pm. Disturbance to neighbors including excessive noise, is prohibited and may result in termination of the rental.

13. It is the tenant’s responsibility to ensure that they have taken all their goods, if they are unclaimed after 7 days they will be disposed of. We do not take responsibility of posting goods.

14. There is no refund for shortened, cancelled or terminated bookings.

15. Any printed, written or verbal description of the premises made by Leanne of GPRE or an employee of GPRE is made in good faith and to the best of our knowledge. However, no responsibility for misdescription, misinterpretation errors or omissions will be accepted.
